Olympic View Master Plan, Colwood, BC (2017- Ongoing)
The Blue & Green Ecological Systems Concept Plan (above drawing by Michael von Hausen) set the framework and inspiration for the overall Master Plan that already had the history of a world-class golf course as a centre piece for development.
MVH helped coordinate a large group of consultants with the Burrard Group to develop an updated Master Plan for this stunning 230-hectare (569 acre) property southwest of Victoria.
From the beginning, the sensitive site and environmental context helped shape the site planning across three municipalities – the City of Colwood, the City of Langford, and the District of Metchosin. The different policies and regulations made it challenging in some instances to create a cohesive and outstanding plan. Phase 1 of the Master Plan is underway that will establish the sensitive ecological integration with the balance of the site.
The environmental underlay for the development was an important determinant of the land use and commitment to dedicating a large portion to natural area and park.
The land use layout flows with the landscape, creating a diversity and choice of housing – all connected by an extensive trail and pathway system supported by a school and a neighbourhood commercial node.
The plan evolved through a number of concept plans that explored form and diversity to ensure there was proper access and infrastructure across municipality boundaries.
Phase 1 design and construction are underway with a sensitive ecological plan framework that shaped the lots, streets, conserved natural area uplands and lower wetlands. This is a special community set within a spectacular setting.
